Questions

The ones we answer most at Little Mineral.

Can I live on my boat?

No. The federal lease prohibits maintaining any vessel, building or site here as a full-time or part-time residence. Overnight recreational use is fine. Staying aboard more than fourteen consecutive nights, or twenty-one nights in any thirty days, raises a presumption of residence that you would have to rebut in writing.

Is a slip month-to-month?

No. Every slip, lot, site and storage space runs on a written agreement of twelve or twenty-four months.

What does it cost?

The rates page has this year’s prices. Paying by ACH, check or cash earns the lower rate; the card rate is the one stated in the agreement.

Do I need insurance?

Yes, and it has always been required, by the agreement and by our federal lease. A wet slip needs liability of at least $300,000 combined single limit with the marina, BCB Marina Group, LLC and the Corps named as additional insureds, plus hull coverage and protection for fuel spills, salvage and wreck removal.

I sold my boat. Does the buyer get my slip?

Not automatically. The buyer applies like any new customer, and the slip is assigned only if the application is approved. There is an assignment route on the agreement with the marina’s approval and a $500 administrative fee. Tell us in writing before the sale.

I paid for the enclosure on my slip. What do I own?

A Usage Interest: the right to use that improvement while you license the slip. The marina owns the structure itself. It is recorded on a Usage Interest Certificate and it is sellable through the marina — see Slip Improvements.

Can I put a For Sale sign on my boat or my enclosure?

Only while the marina is handling the transaction, or where we have relinquished the listing or hold no listing right, and always within the approved sign plan.

What is the lake level?

615.06 ft right now, from the Corps’ Denison Dam gauge.
